How We Build Homes
What Steps Does NIB Follow To Build My
Home In The Spokane Metro Region?
What To Expect From Our Seasoned,
Straightforward, Friendly Process
Building a custom home in the Service Area means finding a crew you can count on — at NIB, that starts with our Culture of Accountability. Our projects aren't track homes – they're highly customized builds that depend on steady communication, careful planning, and a team that owns every step.
How Will NIB Bring My Custom Home From Idea
To A Fully Finished, Detailed New Build?
Every Custom Home Build moves through our same general flow in the Spokane Metro, no matter how simple or complex your plans are.
1) Meet Onsite With Blueprints Or Basic Idea
We meet you on your lot – blueprints, an online plan, or just a rough idea in hand. We assess setbacks, slopes, and utility access, then work with whatever design resources you have or point you toward someone we trust.
2) Planning, Bidding & Budgeting
We turn what you want to build into real numbers, walking through material choices that affect cost – flooring, windows, siding, cabinets, fixtures, and finishes. From there, we build a specific, line-item bid, often 20–30 pages, so you see where every dollar goes and the bank has what it needs for draws.
3) Permitting & Then Scheduling
Once plans and bid are set, we handle the paperwork and work through any reviewer questions – this stage can move fast or take patience. Once permits are issued, we line up subs, lock in materials, and give you a construction timeline.
4) Home Build – Project Management
You get Full-Time Project Presence throughout your build, with most core workmanship handled In-House and specialized subs on a tight schedule. Plans change once you're standing in the space – we stay flexible and communicative.
5) Get Occupancy Compliance & Walkthroughs
We work with inspectors to get everything signed off, walk the house with you on a punch list, and don't collect final payment until you're 100% happy. We also walk you through how everything works – fixtures, furnace, electrical panel, anything that needs a quick demo.

Sure thing. We have a handful for you below, with more in our Interior Remodeling Gallery and Exterior Remodeling Gallery.
What Will Have The Most Impact On My
New Home Build's Timeline?
Building a custom home in the Spokane Metro can hit slowdowns at just about any stage. It's normal, which is why we stay flexible and communicative with you through every phase.
Discovery / Pre-Construction Slowdowns
Some lots need extra recon: heavy tree cover, rocky soil, or slope changes can stretch your timeline, and your “perfect spot” may shift once setbacks, drainage, or access are checked. Utilities that aren't close add steps before planning begins.
Permitting Delays
Permitting in the Spokane area is unpredictable: county or city reviewers can flag any number of things, and utility sign-offs from the power company or water district can add time. Even perfectly drawn plans can bounce back with questions that take time to answer.
Construction Delays
Once building starts, new obstacles can show up fast. Hidden boulders, groundwater, unstable soil, weather, custom framing changes, and supplier backorders can all force your schedule to flex.
Why Do NIB Home Build Projects So
Often Come From Word Of Mouth?
From our beginning in 2011, we've always been a word of mouth kind of company.
Homeowners come back with more projects – and send folks our way – because we build the same way we handle customer service: steady communication, honest expectations, and flexibility with whatever plans, products, or materials you want to use.
We're not tied to specific brands and simply help you choose what makes the most sense for your home.
FAQ
Can I Ask NIB Questions About Building A
New Custom Home In Spokane?
Absolutely. We're friendly and informative from one end of a build to the other. Here are common questions we get – and feel free to ask as many as you like.
What Type Of Foundation Should I Pick?
What Type Of Foundation Should I Pick?
Most Northwest homes use crawl space or basement. Slab-on-grade is cheaper but limits future changes; crawlspaces simplify utilities; full basements cost more and risk water issues if not done right.
Should I Finish My Basement?
Should I Finish My Basement?
We recommend waiting at least a year after construction to reveal water issues. If finishing during initial construction, additional water-prevention measures are needed.
Does The Floor Plan & Design Effect Building Cost?
Does The Floor Plan & Design Effect Building Cost?
Yes. Cost hits hardest pre-drywall: foundation, framing, and utility routing. But design choices affect costs all the way through, including ceiling heights, trim, plumbing runs, and HVAC.
What Material Choices Affect The Cost Of Our Build The Most?

Largest cost swings come from exterior materials: siding, roofing, windows, plus kitchen and bathroom design, labor, and flooring type.
